WASHINGTON -- Twelve deeds recorded last month in Washington ranged from a $40,000 credit-union transfer to a $261,000 sale on South Washington State Road, but only two of the 12 transactions disclosed a price, limiting what the record shows about the town's broader market.

MARKET OVERVIEW Twelve real estate transfers were recorded with the Middle Berkshire Registry of Deeds between July 3 and Aug. 1. Disclosed prices ranged from $40,000 to $261,000, with a median of $150,500 based on the two sales that reported a price. Only two of the 12 recorded deeds included a sale price; the remaining 10 involved trusts, town conservation land, mortgage-related instruments, or family and internal transfers where no consideration was reported. Twelve recorded deeds in a four-week span is a moderate volume of recording activity for the small town, though the near-total absence of price disclosure limits how much can be concluded about overall market conditions.

TOP SALES The highest-priced transaction was 365 South Washington State Road, which sold for $261,000 on July 14. Seller David M. Monterosso transferred the property to Guaranteed Rate Inc. and Mortgage Electronic Registration Systems Inc. Bed, bath and square-footage figures were not available in the deed record. The only other transaction with a disclosed price was 474 Plunkett Reservoir Road, which sold for $40,000 on July 20. Sellers Michael D. Goonan Jr. and Sarah Goonan transferred the property to Eastrise Federal Credit Union. The remaining 10 recorded deeds did not disclose a sale price and cannot be ranked against these two transactions.

NEIGHBORHOOD BREAKDOWN South Washington State Road saw the most recording activity of any street, with three separate deeds tied to the same address -- 365 South Washington State Road -- during the period. Beyond the $261,000 sale on July 14, David M. Monterosso and Holly J. Moran received the property from Mortgage Electronic Registration Systems Inc. and Guaranteed Rate Inc. on July 24, and Monterosso transferred the property to himself on July 8; neither of those two deeds disclosed a price. North Washington State Road also had two recorded deeds, both at 71 North Washington State Road: one from Robert P. Congdon, as trustee of the Robert P. Congdon Revocable Trust, recorded July 27, and one from Gwen B. Gordon, recorded July 24. Neither disclosed a price. Upper Valley Road had two deeds at 138 Upper Valley Road, both recorded July 17 -- one from Harry C. Moore Jr. and Harry C. Moore III, and a separate deed from Holly Jean Moran. Neither disclosed a price. By price tier, the two disclosed sales sit at opposite ends of the range: one under $50,000 (474 Plunkett Reservoir Road) and one between $250,000 and $300,000 (365 South Washington State Road). The remaining 10 transfers -- including properties on Blotz Road, Lovers Lane Road and Watson Road -- cannot be placed into a price tier because no consideration was reported.

MARKET NOTES Washington Town Conservation appears as the seller in two of the 12 recorded deeds, transferring land at 985 Lovers Lane Road to Julio Martinez on July 28 and land at 20 Watson Road to Jacqueline E. Betit on July 10. Neither deed disclosed a price. One deed, for a property listed only as "Washington, MA," recorded a transfer from Betsy Fryberger and Betsy G. Fryberger to Mark Fryberger and Amanda G. Fryberger, both listed as trustees, on July 17 -- a transfer within the same family name. Bed, bath and square-footage data were not available in the deed records, so no price-per-square-foot comparisons could be made.
